The hard part of commercial work is rarely the painting. It is doing it without stopping the business. Customers still walk through the lobby, staff still need their desks, and the suite next door still has appointments booked. So the plan matters as much as the paint.

We break the space into sections, agree which area goes when, and keep every other part open and clean. A lot of it happens after you close, and quiet evening work in an empty office is often the fastest way through a job.

Michael has held a California painting license since 1989 and does the work himself, so the person who walked your building is the person who shows up. Much of the finish work is the same craft as painting the inside of a home, done to a commercial schedule.

Can you work around our trading hours?

Yes, and it is the normal way we run these jobs. Tell us when you are open, when your busiest hours are and when deliveries land, and we build the schedule backwards from that. Reception and lobbies usually get done after close. Offices and back rooms can often be done during the day, one at a time, while everyone else keeps working.

Each section gets masked, painted and put back the same session wherever possible, so you never open in the morning to a room full of covered furniture and taped walls. Michael is one painter, which means the schedule he gives you is the schedule he keeps, with nobody else to coordinate. That is how we run every painting job out of La Quinta.

How fast can the space be back in use?

Quicker than most people expect, because of what goes on the wall. Modern low odour and low VOC paints have changed commercial work completely. They go off fast, they do not leave a smell hanging in a closed office overnight, and a room painted in the evening is usually fine for staff the next morning.

Desert air helps here too. Humidity is very low, so coatings release and cure quickly, and we can often get two coats on in a session instead of splitting them over two nights. We still allow proper cure time on anything that will be scrubbed or wiped, because rushing that is what makes a finish burnish later. The same coatings thinking goes into the cabinet and millwork finishes we spray.

What kind of commercial work do you take?

Interiors at a size one painter can do properly. Offices and office suites, reception and waiting areas, lobbies, hallways, stairwells and landings, break rooms, restrooms, common areas in a professional building, and small retail and salon spaces. Michael is a sole owner with no employees, so he is honest about scale: this is not stadium work and he will say so rather than take a job he cannot finish on time.

Hallways, stairs and lobbies take a beating, so those go in a washable finish that can be wiped without polishing up a shiny patch. Walls near doorways, corners and chair rails get the same treatment. Where the job is a home rather than a business, the same prep and the same washable finishes go into our residential painting.

Straight answers about floors and paint in the desert

Can you paint our office after hours?

Yes, and a lot of commercial work is done exactly that way. Evening and weekend sessions suit lobbies, reception areas and open plan floors, because the space is empty and we can move quickly. Tell us your hours and we will build the schedule around them.

Will the smell of paint keep people out of the office the next day?

Very rarely. We use low odour, low VOC products on commercial interiors, and the very dry desert air means they cure quickly. A room painted in the evening is normally ready for people the following morning, and we tell you if a particular coating needs longer.

How big a job will you take on?

Interiors at the size one painter can finish properly. Offices, suites, lobbies, hallways, stairwells, break rooms and small retail spaces are all normal work. Michael has no employees, so he would rather turn down a job that is too large than take it and run late.

What paint holds up in a busy hallway?

A washable finish with some sheen to it. Flat paint marks the moment a bag or a shoulder brushes it, and it cannot be wiped clean without leaving a shiny patch. Hallways, stairwells and lobbies get a coating built to be scrubbed.

Do you paint occupied tenant suites?

Yes. We section the work so the suite stays usable, cover and mask everything that stays put, and clean up at the end of each session rather than at the end of the job. Property managers can hand us the schedule and let us work to it.

Which commercial areas do you cover?

The whole Coachella Valley from our base in La Quinta. Palm Springs, Cathedral City, Palm Desert, Indian Wells, Rancho Mirage, Indio, Bermuda Dunes and Coachella are all inside our normal range, and none of them add travel time worth talking about.
